New Services from the Department of Land and the Treasury Department

1. Title Search Service (LandsFax)

Before purchasing any land plot or a condominium unit in Thailand, a perspective purchaser normally has to engage an attorney to run a title search on the property in question at a land registry office where the property is located. This means if any purchaser in Bangkok intends to buy any property located in Chaing Mai, the purchaser or his attorney will have to go all the way to a land registry in Chaing Mai where the property in located to conduct a title search on the property. This title search on any out of town property becomes a costly exercise for the perspective purchaser nationwide.

Since April 28, B.E. 2560 (2017), the Department of Land allows a perspective purchaser to run a title search on the property at any land registry office, utilizing facsimile. The perspective purchaser does not need to go to a land registry office where the property is located. But the perspective purchaser may make a request at any land registry office in Thailand (say in Bangkok) to run a title search on the property that is located in a jurisdiction of another land registry office, even the property is located outside Bangkok.

2. Online Official Estimated Price

Normally, an owner of a land plot or a condominium unit will need to go a land registry office where the property is located to request for an official estimated price of the property. However, at present the Treasury Department makes an official estimated price of the property available on a website of the department. You can simply keep a land title deed number or a condominium deed number and you can get an official estimated price of such property.
